Tea estate stays in Darjeeling and Assam: a guide for travel partners

Checked on 3 November 2026. Rules change, so confirm with us before you sell.

The short answer

  • Yes, guests can stay inside working tea gardens in both Darjeeling and Assam: heritage planters' bungalows at the top end, and village homestays at the simple end.
  • Darjeeling: the estates are around Kurseong and below Darjeeling town. Add one or two nights to any Darjeeling package.
  • Assam: the bungalows are near Tezpur (on the way to Kaziranga and Tawang), and around Jorhat and Dibrugarh in Upper Assam.
  • Best months: March to May and October to November. Most factories do not process tea in mid-winter, so a factory visit is not certain from December to February.

Darjeeling tea estate stays

Darjeeling estates sit on steep hillsides between about 600 and 2,000 metres, so stays are about views, tea walks and tastings rather than activities.

  • Glenburn Tea Estate, below Darjeeling towards the Rungeet river: a luxury planter's bungalow stay. Small and books out early.
  • Goomtee Tea Estate, near Kurseong: a heritage estate known for its Muscatel teas, with a bungalow stay.
  • Makaibari, Kurseong: homestays run by the tea garden's own families. Simple rooms and home food; good for guests who want village life.
  • Best for: honeymooners, slow travellers, tea lovers, and families who want one quiet night between Darjeeling and Siliguri.
  • How to fit it in: on any Darjeeling or Darjeeling–Sikkim package, add a night at a Kurseong-side estate on the way down to NJP or Bagdogra.

Assam tea estate stays

Assam gardens are flat and huge, with old planters' bungalows on stilts (chang bungalows). They pair well with wildlife and with the drive to Arunachal.

  • Wild Mahseer, Balipara, near Tezpur: heritage bungalows in a tea estate, right on the way to Bhalukpong and Tawang, and about two hours from Kaziranga.
  • Mancotta Chang Bungalow, Dibrugarh: a heritage chang bungalow in Upper Assam's tea country.
  • Thengal Manor, near Jorhat: a planter family's heritage mansion, handy for Majuli and Sivasagar.
  • Best for: breaking the long Guwahati–Tawang drive, adding culture to a Kaziranga trip, and guests who want colonial-era heritage.

How to sell it to your guests

  • Sell the experience, not the room: a morning garden walk, plucking with the workers, a factory visit when it is running, and a guided tasting.
  • Tea estate rooms are few. Ask us to check availability before you quote, especially for March–May and October–November.
  • Many estates are 30 to 60 minutes off the main road on narrow lanes. We use the right vehicle and plan arrival before dark.
  • For a guest who wants to buy tea, the estate shop is the best place. Prices and grades vary by flush and season.

Questions travel partners ask

Can tourists stay in a Darjeeling tea garden?

Yes. Estates such as Glenburn and Goomtee have bungalow stays, and Makaibari has homestays run by tea garden families. Rooms are limited, so book early.

Which is the best time for tea tourism in Darjeeling?

March to May (first and second flush) and October to November (autumn flush, clear views). Factory visits are not certain from December to February.

Where can tourists stay in a tea estate in Assam?

Near Tezpur (Wild Mahseer at Balipara), around Jorhat (Thengal Manor) and in Dibrugarh (Mancotta Chang Bungalow).

Can a tea estate stay be added to a Kaziranga or Tawang tour?

Yes. Balipara, near Tezpur, is on the way to Tawang and about two hours from Kaziranga, so one night there fits either trip.

Is a factory visit always possible?

No. It depends on whether the factory is processing that day; most factories pause in mid-winter. We confirm before the guest arrives.
